A patch of black mould behind a wardrobe or around a bedroom window can feel like a simple cleaning job. Often, it is a warning that moisture is lingering where it should not. Can damp cause mould growth? Yes. Mould needs moisture, a suitable surface and time to establish itself, so an unresolved damp problem can create exactly the conditions it needs.
The key is not to assume that every mould patch has the same cause. Condensation, rain penetration, plumbing leaks and defects in a building’s construction can all lead to dampness, but they require different remedies. Cleaning the visible mould without addressing the moisture source may improve the appearance briefly, yet it will usually return.
How damp causes mould growth
Mould spores are naturally present in the air both inside and outside a property. They become a problem when they land on damp materials such as painted plaster, wallpaper, timber, fabrics, silicone sealant or dust on a cold surface. Given enough moisture, spores can grow and spread.
A damp wall does not always look wet. It may simply feel cold, show discolouration, develop a musty odour or allow paint and wallpaper to deteriorate. In hidden areas, such as behind fitted furniture, within cupboards or beneath floor coverings, moisture can remain unnoticed for some time. That is why mould can appear suddenly even though the underlying issue has been developing gradually.
The relationship works both ways from a practical point of view: mould is often a symptom of damp conditions, but its presence alone does not identify the form of damp affecting the building. A proper diagnosis comes before a reliable treatment plan.
Common moisture sources behind mould
Condensation on cold surfaces
Condensation is one of the most frequent causes of mould in homes. Warm air holds water vapour produced by everyday activities, including cooking, showering, drying clothes indoors and breathing. When that air meets a cold window, external wall or uninsulated corner, the vapour turns to water droplets.
You may notice condensation-related mould around window reveals, external corners, ceilings, bathroom walls and behind furniture placed tightly against an outside wall. It is particularly common in rooms with limited ventilation or intermittent heating. Modern improvements that make a home more airtight can reduce heat loss, but they can also make ventilation more important.
The remedy may involve improving extraction in kitchens and bathrooms, using trickle vents correctly, maintaining a steadier background temperature and allowing air to circulate around furniture. However, condensation should not be used as a catch-all explanation. A survey is sensible when mould is severe, localised to one area, or accompanied by staining, damaged plaster or persistent wetness.
Penetrating damp from outside
Rainwater can enter through defects in roofs, chimneys, flashings, gutters, downpipes, external render, brickwork, window surrounds or poorly sealed junctions. In Devon and Cornwall, exposed properties can face prolonged wind-driven rain, which makes sound external maintenance especially important.
Penetrating damp often creates a localised patch that becomes worse after wet weather. There may be brown staining, peeling paint, crumbling plaster or a damp smell. If water is entering a wall or roof structure, mould may be only the first visible concern. Timber can also remain at risk where moisture levels stay elevated.
Stopping the water at source is the priority. Internal redecoration or anti-mould paint will not solve rain penetration and can make it harder to see whether the underlying defect has been properly resolved.
Leaks and plumbing faults
A slow leak from a pipe, radiator valve, shower tray, washing machine connection or waste pipe can keep adjoining materials damp for months. These problems are sometimes concealed within floors, boxed-in pipework, kitchen units or bathroom walls.
Unlike condensation, a plumbing leak may affect an internal wall or ceiling rather than a cold external surface. Look for a growing stain, softened plasterboard, lifting floor finishes, a persistent musty smell or an unexplained increase in water use. A leak should be repaired promptly, followed by suitable drying and assessment of any affected materials.
Rising damp and ground moisture
Rising damp is frequently discussed, but it should be diagnosed carefully rather than assumed from a low-level mark on a wall. Where it does occur, moisture from the ground can travel into masonry when an effective damp-proof course is absent, damaged or bridged. High external ground levels, defective drainage and solid walls can complicate the picture.
Mould is not always the main indicator of rising damp. More typical signs can include salt deposits, deteriorating plaster and staining near the base of walls. A specialist assessment can distinguish this from condensation, rain penetration, leaks or salts left by a previous issue. The treatment depends on the building and the cause, which is why a one-size-fits-all recommendation is rarely appropriate.
Signs that mould needs more than cleaning
Small amounts of surface mould caused by a short-term condensation event can sometimes be dealt with safely using an appropriate mould cleaner and by improving ventilation. Take care not to dry-brush mould, as this can disturb spores. Wear suitable gloves and follow the product instructions.
However, professional advice is worthwhile if mould keeps returning after cleaning, covers a large area, appears alongside damaged plaster or timber, or is linked to a suspected leak. The same applies if occupants have respiratory conditions, allergies or concerns about indoor air quality.
Pay particular attention to black or dark mould at the edges of rooms, mould behind wardrobes, bubbling paint, tide marks, loose wallpaper, a persistent damp odour and timber that feels soft or shows signs of decay. These symptoms do not prove one specific cause, but they do justify a closer look.
Why identifying the cause matters
Treating mould without finding the source can lead to unnecessary expense. A dehumidifier may reduce moisture in the air, for example, but it will not repair a leaking gutter. Additional ventilation may help with condensation, but it will not stop water entering through failed roof flashing. Equally, an injected damp-proof course would not be the answer to a plumbing leak.
A careful damp survey examines the affected area in context. This may include the building’s age and construction, external ground levels, rainwater goods, visible defects, ventilation arrangements, moisture readings and the condition of internal finishes and timbers. Can damp cause mould growth and timber decay?
Yes, and this is where early action can protect more than the decorative finish. Persistently damp timbers can become vulnerable to fungal decay. Wet rot requires moisture and can affect skirting boards, floor timbers, roof timbers and joinery where leaks or poor ventilation are left unresolved.
Dry rot is a different and more serious fungal problem, requiring specific conditions and specialist treatment. It should never be diagnosed from appearance alone. If there is evidence of distorted timber, cracking paint around joinery, a mushroom-like growth, extensive musty odours or suspected decay beneath a floor, arrange a professional inspection rather than removing materials blindly.

These measures can reduce the conditions that support mould, but they are not a substitute for repair where the fabric of the building is wet. If an area is actively leaking, isolate the water supply where safe to do so and seek prompt assistance.
A dry, well-maintained property is easier to heat, more pleasant to live in and less likely to develop avoidable damage. When mould appears, treat it as useful evidence: deal with the visible growth carefully, then make sure the moisture that allowed it to form is properly understood and resolved.
