A loft can look dry from the hatch while moisture is quietly affecting the roof timbers above it. Timber decay in roof spaces is rarely a problem that begins with the wood itself. It begins with water – from a leaking roof covering, defective flashing, condensation, blocked ventilation or a plumbing leak – and it worsens when the source is not properly identified.
For homeowners, landlords and buyers, the concern is understandable. Roof timbers support a major part of the building, and a report mentioning rot can sound alarming. The right response is neither to ignore it nor to assume the whole roof needs replacing. A careful survey can establish what is affected, why it has happened and what work is genuinely required.
What timber decay in roof spaces means
Timber is a natural, durable building material when it is kept suitably dry. Decay fungi need moisture, oxygen and a food source to develop. In a roof space, the food source is usually the structural timber itself: rafters, purlins, joists, trimmers, wall plates or boarding.
The key issue is sustained dampness. A brief leak that is repaired quickly may stain a rafter without causing significant structural harm. Repeated wetting, or a persistently humid loft with inadequate airflow, creates the conditions in which fungal decay can establish. The longer those conditions remain, the more likely it is that the timber’s strength will be reduced.
Not all darkened timber is rotten, and not all rot looks dramatic. Old water marks, surface mould and historic insect flight holes can be mistaken for active damage. Equally, apparently minor signs can conceal decay within a bearing end or beneath insulation. This is why a diagnosis should be based on close inspection, moisture assessment and an understanding of how the roof is constructed.
The most common moisture sources
A roof space should not be treated as a sealed box. It sits between the warm, moisture-producing rooms below and the changeable weather outside. Finding the pathway water has taken is central to any lasting repair.
Roof defects and rainwater ingress
Slipped or broken slates and tiles, perished underlay, damaged leadwork, failed valley details and defective chimney flashings can allow rainwater into the roof. Water may travel along rafters or roof felt before it becomes visible, so the stain or decay may not sit directly below the fault.
Gutters and downpipes also deserve attention. Overflowing rainwater can saturate eaves, external walls and timber ends. In exposed parts of Devon and Cornwall, wind-driven rain can exploit small weaknesses that might not be apparent during a dry spell.
Condensation and poor ventilation
Condensation is a common cause of dampness in lofts, particularly after insulation upgrades or changes to the way a property is heated and ventilated. Warm, moist air from kitchens, bathrooms and occupied rooms rises into the roof space through gaps around loft hatches, pipe penetrations, recessed fittings and service routes. When it meets cold roof timbers or underlay, it can condense.
Blocked eaves vents, insulation packed too tightly into the eaves, and poorly considered roof alterations can reduce the airflow intended to remove this moisture. However, adding ventilation without assessing the full roof build-up is not always the answer. Some modern roofs use different ventilation and insulation arrangements from older properties. The correct approach depends on the roof type and the source of moisture.
Plumbing leaks and stored belongings
A slow leak from a tank, pipework or shower connection can affect a loft for months before it is noticed. Water tanks and associated pipework should be inspected, especially where staining is concentrated around them.
Stored possessions can contribute too. Boxes pressed against eaves may restrict ventilation, while items placed over insulation can conceal damp areas and make inspection difficult. Storage is not normally the root cause, but it can prevent a roof space from drying as it should.
Wet rot, dry rot and other signs to investigate
The term “rot” covers different forms of fungal decay. Wet rot is associated with timber that has remained wet, often close to an active leak or a persistently damp masonry bearing. It can make timber softer, darker, cracked or fibrous. Its spread is generally limited by the moisture source, so stopping the water is the first priority.
Dry rot is a more serious form of fungal decay. Despite its name, it needs a moisture source to begin growing. Once established, it can spread through timber and across adjacent materials in search of further food and moisture. It may produce a cuboidal cracking pattern, grey strands, orange-brown fruiting bodies or a musty smell, but visible features vary considerably. It should be assessed promptly by an experienced specialist.
Signs worth investigating include:
- a persistent musty odour in the loft or top-floor rooms;
- timbers that feel soft, brittle or unusually lightweight when carefully tested;
- widespread staining, fungal growth or droplets on the underside of the roof covering;
- sagging roof lines, movement around chimney breasts or ceiling cracking below; and
- fine dust, holes or weakened timber that may indicate wood-boring insect activity alongside damp conditions.
Woodworm and decay are different problems, although they can occur together. Some insects favour timber with a higher moisture content, so treating flight holes alone without resolving dampness may not protect the structure in the long term.
Why a surface treatment is not enough
Applying a preservative treatment to damp timber may form part of a remedial specification, but it is not a substitute for addressing the cause. If rainwater continues to enter or condensation remains uncontrolled, the timber can stay at risk and further building fabric may be affected.
A proper remedial plan usually follows a logical sequence: identify the moisture source, stop it, assess the extent of decay, remove or repair compromised timber where required, and reinstate the affected area. The order matters. Replacing a rafter before repairing the failed flashing, for example, only creates the same problem in new timber.
The extent of replacement depends on the timber’s condition and structural role. Localised wet rot may require a limited splice repair or replacement of a short section. A purlin, rafter or joist that has lost meaningful strength may need more substantial work, with temporary support and appropriate carpentry. Where dry rot is confirmed, treatment may also involve removing affected timber and adjacent materials in line with a specialist specification.
What a professional roof-space survey should establish
A useful survey report should give clear answers, not simply label a problem as “damp” or “rot”. The surveyor should inspect accessible roof timbers, look for entry points and condensation patterns, assess moisture levels where appropriate, and consider the roof’s ventilation, insulation and internal humidity.
The report should distinguish active decay from historic staining or previous repairs wherever possible. It should also explain the likely cause, the areas affected, recommended treatment and any associated repairs needed to return the roof space to a sound condition. This is particularly valuable when a property is being bought or sold, where buyers, lenders and insurers may need a reasoned scope of works rather than an assumption based on a brief visual inspection.

It is helpful to note when the issue appears. Does dampness worsen after heavy rain, only in cold weather, or near a bathroom? Photographs of staining, dripping or condensation can assist diagnosis, particularly if the roof is dry on the day of the survey.
