A floor that feels springy, a musty smell beneath the stairs or timber dust appearing below a beam can quickly raise a difficult question: do you need timber treatment or replacement? The right answer is rarely based on what can be seen from the room alone. It depends on the type of defect, how far it has progressed, whether the timber has lost strength and, most importantly, whether the source of moisture has been dealt with.
